We Hold High Standards at King Henry Apartments:
To provide the very best in student living, King Henry insists on high standards of conduct for staff and residents. Each resident must commit to live by the BYU Honor Code and Residential Living Standards. King Henry has also established House Rules to enhance and protect the living environment. Although residents' personal "comfort level" standards may vary, King Henry requires all residents to maintain a "minimum" standard with respect to cleanliness of each area in his or her apartment, language used within the apartment, etc. Just as "fences tend to make happy neighbors," reasonable minimum standards tend to make happy roommates and a great place to live.

The BYU Honor Code and Residential Living Standards: BYU is committed to providing a learning atmosphere consistent with the principles of the Church of Jesus Christ of Latter-day Saints ("Church"). The university is likewise committed to creating such an atmosphere for all students residing in BYU Contracted Off-Campus housing. BYU has established living standards to help students learn some of the high ideals and principles of behavior expected at Brigham Young University.

As "Contracted BYU Off-Campus Housing," King Henry commits to BYU that it will enforce the BYU Honor Code and Residential Living Standards. To live in BYU Contracted housing, all residents, whether BYU students or not, must agree in writing (by contract) to live by the terms and requirements of the BYU Honor Code and Residential Living Standards.

BYU Standards:

Off-Campus Visiting Hours: Visitors of the opposite sex are permitted in living rooms and kitchens but not in the sleeping-room area in off-campus living units. Visiting hours may begin at 9:00 a.m. and extend until 12:00 midnight. Friday night visiting hours may extend until 1:30 a.m. Landlords may establish a shorter visiting period if proper notice is given to residents. This policy applies to all housing units occupied by single students.

Conduct: All students shall be required to conduct themselves in a manner consistent with the principles of The Church of Jesus Christ of Latter-Day Saints and the BYU Honor Code. Furthermore, all students living in university-approved housing are required to abstain from possessing, serving, or consuming alcoholic beverages, tobacco, tea, coffee, or harmful drugs. Involvement with gambling; pornographic, erotic, or indecent material; disorderly, obscene, or indecent conduct or expressions; or with other offensive materials, expressions, or conduct or disruption of the peace that, in the sole discretion and judgment of the university, is inconsistent with the principles of the Church and the BYU Honor Code and is not permitted in student housing. All guests of students must comply with the Residential Living Standards while on the premises of university-approved housing.

Dress and Grooming Standards: All students in university-approved housing are required to know the dress and grooming standards and abide by them.

Violations: Maintaining the Standards: Students are expected to help their guests and other residents understand and fulfill their responsibility under the BYU Residential Living Standards and the BYU Honor Code. BYU students failing to maintain the BYU Residential Living Standards will be subject to disciplinary action by the university. Violations of these standards may be reported to the Honor Code Office (350 SWKT, [801] 378-2847) or the Off-Campus Housing Office (255 ELWC, [801] 378-5066). In order to enhance and maintain the pleasant living conditions at King Henry Apartments, The following house rules have been enacted. Your Compliance is required to ensure comfortable interaction between roomates, residents, staff and guests.

  • BYU STANDARDS. The BYU standards apply at all times. To achieve an environment conducive to moral and spiritual growth and that which enhances academic performance, residents are required to adhere to the Residential Living Standards and BYU Honor Code.
  • UTILITIES. The gas and electric utilities are the responsibility of the resident. The utilities may or may not be activated upon arrival. Please make arrangements for the utilities to be connected before arriving to move-in. Move-in times are extremely busy for the utility companies and it may be several days before they can be turned on if they are contacted the day you arrive. Please confirm that the utilities are transferred to one of the current residents. It should not be assumed that it is taken care of because the utilities are working upon move in.
  • FINAL CHECK OUT. You must arrange with the office to complete a formal check-out at the end of each contract period. This applies even if you are staying in your apartment for the next contract period. Please refer to your welcome packet for details
  • INTERNET SHARING. To keep our internet costs down, internet sharing is prohibited. You may purchase your affordable high-speed internet package in the King Henry Office.
  • PETS. Because of serious problems that have occurred in the past, pets are not allowed on the premises at any time. Visiting pets are not allowed. Feeding of stray cats or dogs is prohibited.
  • QUIET HOURS/ENDANGERMENT TO OTHERS. Out of respect for other residents, please avoid playing loud music or making loud noises after 10:00p.m. and before 8:00a.m.. Activities that endanger others are not permitted on the premises. Throwing snowballs, water fights, fireworks and throwing people in the pool are prohibited. No tenant or guest is permitted on any roof at any time for any reason.
  • GUESTS. Policies applying to guests are as follows: (a) One guest maximum, per host resident, at any one time is allowed to use King Henry amenities including the pool, spa, exercise equipment, basketball and volleyball courts, etc.; (b) Host residents must personally accompany guests at all times while he or she is using King Henry amenities; (c) All guests must comply with BYU Standards while on the premises; (d) No persons of the opposite sex are allowed in the apartment bedrooms at any time.
  • OVERNIGHT GUESTS. A guest of your same sex may stay overnight with prior written permission of all roommates ,the office and prior payment of the overnight fee to King Henry. No guest may stay longer than 3 days in one calendar month. No persons of the opposite sex are allowed in the apartment bedrooms at any time.
  • KEYS. For security reasons, residents who misplace or lose an apartment key will be required to reimburse King Henry $25.00 to cover the cost of a new key and reprogramming of locks. Lost mail keys require a reimbursement of $5.00- $15.00 each.
  • AUTOMOBILE/MOTORCYCLE/BIKE PARKING. For safety purposes, no riding or parking of motorcycles, mopeds or automobiles on the lawn areas, in front of apartments, or on sidewalks is permitted. Motorcycles and mopeds should be parked in designated parking stalls only and should conspicuously display a current King Henry parking sticker as directed. Any violation may result in vehicles being booted or towed at vehicle owner’s expense. Bikes, mopeds, motorcycles, tires, or any vehicle parts are prohibited inside apartments at any time. You may get a free bike sticker in the King Henry office. No repairing or maintenance of automobiles, mopeds or motorcycles is allowed on the premises. NO INOPERABLE VEHICLES are allowed on the premises; such vehicles will be towed at the owner’s expense.
  • PORCH AREAS. Each resident must keep the porch area in front of his or her apartment clean. A clean appearance benefits all tenants. Please keep all motorcycles, mopeds, etc., off the porch. Porches shall not be used for storage. If items are left on the porch they may be assumed to be abandoned and are subject to removal and disposal.
  • GARBAGE. Garbage must be placed in the dumpsters. Do not leave trash on your porch or in your apartment. Please take pride in the appearance of your apartment and in the entire apartment complex.
  • REMODELING/EXTRA FURNISHINGS. No painting, papering or any other remodeling is to be done by the resident without prior written consent from the apartment manager. Adding personal furnishings or appliances in addition to those supplied by King Henry is prohibited without prior written consent of the King Henry Manager.
  • WINDOWS/SCREENS. Please be careful with windows and screens. Do not remove screens from the apartment windows. It is much more convenient to get a key from the RA’s than to pay for a bent/missing window screen, which are costly to replace.
  • LAWN & GARDEN. First floor apartments should close the windows between the hours of 9:00 pm and 8:00 am so that water from the sprinklers will not get in to and damage the apartment.
  • ABANDONED PROPERTY. Any property left in any apartment by a resident after he or she moves out will be discarded in accordance with Utah law. Any property left in the storage closets will be removed (1) day after the last day of the paid contract and dealt with in accordance with Utah law. Please label all items in storage with your name, home phone number, etc... Bikes left on the premises will also be removed and discarded.
  • LOST/STOLEN ARTICLES. King Henry is not responsible for articles lost, stolen from, or damaged on the premises or in the laundry facilities. It is highly recommended for all residents to secure renter’s insurance.
